Overview
Bluebeam's core product, Revu, is PDF software for creating, marking up and measuring construction drawings. The desktop application runs on Windows, and Bluebeam also offers web and mobile access. Studio sessions let teams collaborate on the same documents in real time.
Higher tiers add perimeter, count, angle and volume measurement, drawing overlay and comparison, and CAD plug-ins. The top tiers add automation, including Quantity Link to Microsoft Excel, markup reporting, batch hyperlinking, batch slip-sheeting and scripting. Bluebeam says the software supports workflows such as drawing management, design review, takeoffs, RFIs, submittals, punch lists and closeout.
The Max subscription adds AI features and connected Studio sessions with Revit. Bluebeam also offers integrations through an apps directory and Studio APIs for custom development, plus free training through Bluebeam University.

Bluebeam lists four plans per user, billed annually: Basics at $260, Core at $330, Complete at $440 and Max at $590, which is labeled an introductory price. The Max page says buyers at that price keep it through their 2027 renewal. The site offers a free trial but does not state its length on the pricing page.

The AI angle
Bluebeam's AI features are in its Max subscription. Through an MCP integration, Revu can connect to outside AI tools; Bluebeam names Claude, GitHub Copilot and AnythingLLM and says it is starting with Anthropic's Claude. The company says users can prompt the AI to find information, create or update markups, add custom columns and draw insights from metadata.
Smart Review, which Bluebeam says is in preview, scans construction documents for design issues such as missing sheets, missing door or plumbing fixture tags and gridline inconsistencies. Bluebeam says results appear as AI-generated markups, dashboards and trackable issues, and that the feature is optimized for US vertical commercial construction.
Smart Overlay, also in preview, detects design changes across disciplines and drawing scales and produces overlays, reports and trackable comparisons. Max also includes AI multi-view stitching, which Bluebeam says combines sheets from different parts of a project into one continuous view.
