part3.io

Construction administration software for architects that keeps submittals, RFIs, drawings, field reports, change orders and pay applications in one place.

Overview

Part3 is construction administration software for architects and engineers. It brings the documents and records of the construction phase, including submittals, RFIs, drawings, field reports, change orders and pay applications, into one system that the company describes as a central record of construction administration activity.

Its modules cover submittal review against specifications, RFI responses and consultant coordination, mobile field reporting with photos and offline use, drawing version control, change document and change order management, cost management, and project analytics on cycle times and financials. It also supports signing and stamping documents.

Part3 names Procore, Deltek and Bluebeam as systems it works alongside, and has a Procore integration that can import submittals. The company also has a separate offering page for general contractors.

Main capabilities

  • AI Submittal Assistant for spec-based reviews

Who it's for

Part3 is aimed at architecture firms and their construction administration staff, including project architects and administrators, with engineers and other consultants also reviewing work in the system. The company says the buyer is usually the prime consultant, most often the architect, though an engineer or an owner running project delivery may buy it. Outside collaborators get free seats, and the company also markets a version to general contractors.

The AI angle

Part3's main AI feature is its Submittal Assistant. According to the company, it compares submittals with the project specifications and returns findings that show the spec requirement, the matching evidence in the submittal and any gap, with citations to both documents. It flags missing, incorrect or inconsistent information when a submittal arrives.

The company says the assistant also produces summaries of long PDF submittals and side-by-side spec and submittal views, and that reviewers can add its recommendations to a review with one click and edit them before sending. Part3's homepage also describes AI-powered Q&A on submittals.

Part3's plans list AI spec organization and AI drawing detection, and its homepage describes AI-assisted organization of drawing sets alongside automatic version control. The company publishes a separate AI and uploaded files policy.

This page summarises what Part3 says about its own product on its website, checked in October 2026. It is not a review, and listings are editorial: no company pays to appear. Spotted something out of date? Email newsroom@constructionindustry.ai.
