TestFit is a real estate feasibility platform for testing what can be built on a site. Users map a parcel or draw a custom boundary, set road layouts, topography and zoning parameters, and generate an editable site plan with 3D massing that is tied to deal financials.
The product is split into Site Solver, which generates building and site options across typologies such as multifamily, mixed-use and industrial, and Parking Solver, which lays out surface and structured parking. The AI angle
TestFit describes Site Solver as a generative design tool: users set code parameters, goals and constraints such as FAR, parking ratio, height and unit mix, and the software produces many design options in seconds. Users can pick a preferred option and regenerate similar ones with adjusted goals, according to the company.
The MCP Connection add-on lets users drive TestFit from an AI assistant they already use; the company names Claude and ChatGPT. Plain-language prompts go to the assistant, and TestFit's engine returns site plans, geometry and numbers as an editable model that can also be changed by hand. TestFit says the design work is done by its deterministic engine and that it does not supply, embed or train an AI model.
